res:harmonics has been nominated in the PropTech category at the Coliving Awards 2024, becoming the only innovative living software shortlisted for three years in a row.
On 25 September, the coliving community will come together in Amsterdam to celebrate industry leaders and coliving pioneers across 19 different categories, ranging from best community experience and sustainability impact to best coliving operator and developer. The PropTech category, which recognises companies that develop software, digital products, and property technology innovations that drive the sector’s growth, has once again shortlisted res:harmonics.
We’re delighted to be a finalist again, but even more to see the role of coliving software hailed in the limelight. In recent years, PropTech software and the coliving industry have grown side-by-side, with PropTech developments driving the sector towards greater operational efficiency, sustainability, and profitability.
The synonymous growth of PropTech and Coliving
Over the last year, the coliving sector has taken giant strides forward. In the UK, for instance, Knight Frank’s 2024 Coliving Report reported a 65% increase in operational coliving beds since 2023, bringing the total to over 7,500. The sector has attracted over £1 billion investment since 2020 and is expected to deliver over 20,000 beds by 2027.
The sector has also widened its appeal. 72% of coliving residents are aged between 26-40, but demand is growing beyond coliving’s traditional demographic, with student and senior-specific coliving properties emerging. 72% of current coliving development is in London, but 41% of the UK’s complete and pipeline coliving stock is in regional cities, such as Manchester, Bristol and Leeds, as well as rural and coastal locations that target remote workers and digital nomads.
This year, the Coliving Awards has introduced new categories that reflects the industry’s rich diversity, such as Rural Coliving and Blended Living. In particular, blended stays are made possible by new PropTech developments, such as long-stay booking software. PropTech also fuels this year’s core coliving trends: from regional diversification and greater flexibility to mixed demographics and more diverse living spaces.
For example, when coliving property managers cultivate a bespoke community of like-minded residents, they rely on exceptional channel managers to connect them to specialist coliving channels (i.e. Nomad Stays).
Without digital key access, coliving property managers struggle to secure personal spaces and keep communal areas open. With digital key software, balancing personal security with building the community is simplified.
Meanwhile, developments in guest portal technology give coliving residents more autonomy over their stays, such as organising their own social functions and raising maintenance tickets, and enables property managers to communicate seamlessly with residents throughout their stay.
